A basement is the one space in a home where the finishes are the last thing that matters. Moisture conditions, drainage, the structural setup, and how the home sits on its site all have to be understood before a single decision about layout gets made. That assessment is what separates a finished basement that holds up from one that opens back up inside of five years.

We don’t skip it. The design follows from the assessment, not from a template, and not from what worked in a different home on flat ground — which matters especially in the North Georgia mountains, where terrain and drainage behave differently than they do in the flatlands.

Mountain and intown basements tend to need to work in specific ways: a genuine guest suite with separation from the main living area, a home office with its own entrance, a workshop with its own ventilation and electrical requirements, or an entertainment space that opens onto a terrace or deck.

We handle the full scope — framing, insulation, HVAC integration, electrical, plumbing where needed, flooring, ceilings, and every finish from start to finish.
